Local retail center, across from the Citadel Mall has a new owner

A prominent West Ashley shopping center changed hands last month in a multimillion-dollar deal, signaling continued investor interest in the area’s busy retail corridor.
West Ashley Shoppes, a roughly 136,000-square-foot retail center on Orleans Road, sold for about $22.6 million on March 3. The property sits in a highly trafficked commercial stretch near Citadel Mall and is home to a mix of national tenants, including Ross Dress for Less, World Market, and Dollar Tree and the Charleston Department of Motor Vehicles, and the area’s largest independent record store, Monster Music.
Charleston-based Ziff Real Estate Partners purchased the center, adding another neighborhood retail asset to its local portfolio, which includes the Trader Joe’s-anchored Sweetgrass Corner, stoking hopes that the national grocery chain will finally consider a location West of the Ashley.
The seller, Continental Realty Corp., acquired the center in 2016 and spent the past decade repositioning the property through new leases and tenant turnover, including the loss of Bed, Bath, & Beyond, and Party City.
The sale reflects the ongoing resilience of West Ashley’s retail sector, where established corridors continue to attract both shoppers and investors. With steady traffic counts and a strong base of national and service-oriented tenants, properties like West Ashley Shoppes remain attractive long-term holds — even as the broader retail landscape continues to evolve.
